I think the large master bedroom suite would be better used as a family room and great with the extra storage in there and also with the nook area suitable for a built in desk, or a bar etc. We have had both large and smaller master bedrooms and we’ve only used them for sleeping. I would by far always rather have an extra family/lounge/TV room, as these are the rooms you ‘live’ in daily.

Skylights are great for adding light to a home, especially in hallways and kitchens. In the kitchen a crank one that allows for opening it up to vent is great but can add more cost than the regular cylinder ones. Skylights affect the roof as well so get several estimates. A pergola generally requires deep, like 1 foot or more, cement footings to be underneath it so enjoy the umbrella as much as you can. Try living with the shutters as much as you can before selling them. As custom blinds without strings (no strings for baby or toddler households– too many deaths) are expensive. Curtains can become a nuisance as nice once shrink even when sent to the cleaners. I had pinch pleat ones on our sliders and after 1 time to the cleaners, they had shrunk 2 inches. Maybe to help us readers see the master accurately– give us the room dimensions? I agree that your reading chair from the apt can go in the master and you can enjoy reading there and buy a second one for Oleg. The large tub will be welcome relief for the two of you after doing yardwork all day. I think the backyard is fabulous and can see you doing a Friendsgiving out there– twinkle lights on the umbrella or those solar ones that clamp onto the umbrella. A window box under the kitchen window would be lovely for growing herbs. Whatever you two choose- it’s going to be wonderful !!!

A lot of suggestions so far have been to split up the room but I’m having a hard time seeing how that wouldn’t turn it into two small rooms that would neither fulfill what we want to do with the space! I think that suggestion has been so popular because it looks bigger in photos than it actually is in person. Love the idea but I don’t think it would work out! I definitely already see how such a large master has potential to serve us in ways other than sleeping, especially when we grow our family. I love both potential options too much!!

Preliminary thoughts were to go with a turf for that very reason, yes! And thanks for sharing your real life experience with my exact dilemma haha noted.

Love hearing your family perspective and also a great point you made that I learned with our last apartment- it takes time to live in a space and figure out how to make it work best for you! Thanks for the reminder to take our time.

So adorable and I think it’ll look amazing when you put all of your special touches on it :) I was going to ask if you could make the master a little smaller, but saw that another Brittany already asked that haha! But my vote is that you should keep that room your master, because it would be nice to have those two extra rooms for kids one day and/or guests, etc. also that master bathtub is amazing!!!
Maybe you could add a little sitting area in the bedroom if there’s enough space, and that would be a great place for you and your husband to have alone time when kids come around. :)

When you have kids playing in the yard, falls are easier on grass. Also, using the master as the den and then changing it back to a master later may be problem when you move the den furniture into a smaller space. You will feel crowded when you make that move. Ask me how I know! LOL

I do love the house. It has good bones. I’m sure you will make beautiful choices in the end. Good Luck!
